Sell With a Strategy

Not Just a Listing

Selling a home isn't as simple as putting it on the market and waiting for an offer.‍ ‍

The decisions made before your home is listed - from pricing and preparation to positioning and marketing - have a big impact on your final result. My goal: help you make smart decisions, maximize your home's potential and successfully get from listing to closing.

Know Your Value

An online estimate can be a useful starting point, but your home's value isn't determined by an algorithm alone.

I'll look at recent comparable sales, competing listings, neighborhood activity, market trends, your home's condition, improvements and the features that differentiate it. Then we'll use that information to determine where your home fits in today's market.

Price With a Purpose

The highest list price isn't necessarily the strategy that produces the highest sale price.

Pricing affects how buyers find your home, how they perceive its value, how much activity it generates and ultimately how much negotiating leverage you have.

We'll develop a pricing strategy based on the market, the competition and your objectives—not simply a number designed to win your listing.

Market What’s Unique

Good real estate marketing is about more than professional photography and putting a listing online.

My marketing and communications background shapes how I approach every property: Who is the likely buyer? What will matter to them? What makes this home different from the alternatives they're considering? And how do we communicate that clearly?

From photography and listing copy to digital and social media marketing, I'll position your home to tell the right story to the right buyers.

What Should You Do Before You Sell?

Not every improvement is worth making.

Sometimes fresh paint, better presentation or a relatively inexpensive repair can make a meaningful difference. Other times, sellers spend thousands of dollars on improvements they won't recover in the sale.

Before you start spending money, I'll help you look at your home through a buyer's eyes and prioritize what matters.

Together, we'll determine:

‍ > What should be repaired or addressed
‍ ‍> Where small improvements could add value
‍ ‍> What should be cleaned, edited or staged
‍ ‍> Which improvements likely aren't worth the investment
‍ ‍ > How to present your home's strongest features
‍ ‍> What buyers in your market are actually expecting

The goal isn't to make your home perfect. It's to make smart investments where they'll matter most.

An Offer is Only the Beginning

Getting an offer feels great. Getting that offer successfully to the closing table is what matters.

I'll help you evaluate more than the number at the top of the offer. Price, financing, contingencies, inspection terms, appraisal risk, timing and the buyer's ability to perform can all affect the strength of an offer.

Once you're under contract, I'll stay actively involved through inspections, appraisal, title work and closing - coordinating with the parties involved, watching deadlines, addressing issues as they arise and protecting your interests throughout the transaction.

Your Home Is Both Personal and Financial

Selling a home is different from selling almost anything else.

For most people, a home is one of their largest financial assets. But it's also the place where life happened - the neighborhood you became part of, rooms you changed, memories you made and a chapter of your story.

That's why I believe selling a home requires both perspectives.

The financial side deserves smart analysis and a sound strategy. The personal side deserves someone who understands that this isn't just another transaction.

Let's Talk

You don't need to be ready to put a sign in the yard to start the conversation.

If you're wondering what your home might be worth, what you should do before selling or whether now is the right time to make a move, let's talk. I'll help you understand your options so you can decide what makes sense for you.

Ready to Start Looking?

Whether you're ready to buy now or simply beginning to explore your options, let's talk about what you're looking for and what the next step should be.
